Klyde Warren Park is a 5.4-acre urban park built atop a freeway deck in 2012, creating a vital link between Downtown Dallas and the Arts District. Our company has maintained this space since 2013 under a unique, performance-based partnership built on trust and a shared pursuit of excellence.
-
Spanning Woodall Rodgers Freeway, this “green space built from thin air” sits atop a concrete deck with only 36–42" of highly porous soil. Precision irrigation, aeration, and a carefully curated plant palette are essential to maintaining healthy growth in this challenging environment.
-
The landscape here shapes the visitor experience. Strategic tree placement provides shade for Jane’s Lane, playgrounds, dining areas, and open lawns. In high-traffic zones, tree pockets protect root systems while shade-tolerant turf ensures year-round usability.
-
Hosting over a million visitors annually, Klyde Warren Park’s turf endures constant wear. We re-sod the lawn yearly—often after major events—and fertilize every four days post-installation to quickly restore lush coverage. This investment enables the park to support revenue-generating events throughout the year.
-
The popular Children's Park has doubled in size (now 18,000 square feet), replacing an underutilized native garden with a more durable, interactive space. We installed synthetic turf to withstand rough play and rerouted irrigation lines to accommodate the expansion—all while ensuring a safe, soft surface for kids to enjoy.
-
Tucked inside a play structure and fully enclosed by decking, this burr oak presents unique access and maintenance challenges. To care for it properly, our team removes sections of the deck during monthly irrigation inspections. In the summer, we go a step further with daily visual checks to ensure its health and stability.
-
With events like an Eclipse Watch Party (10,000 attendees) and Fourth of July Celebrations (30,000 attendees), this park is “loved to death.” Our team evaluates the turf every Monday post-event and rotates lawn closures to reduce stress. Our team maintains the park like a sports field — fertilizing, aerating, and reseeding as frequently as needed.
-
Our team contributed to the landscape construction around the Nancy Best Fountain, one of the park’s signature attractions. With nightly light and water shows, this plaza draws consistent crowds, demanding careful plant selection, traffic management, and ongoing enhancement work.
-
The addition of the Nancy Best Fountain prompted a full redesign of surrounding beds. We introduced colorful, drought-tolerant plantings that complement the fountain’s hardscape and ensure strong visual impact from the nearby pavilion and pathways.
-
At this park, property management has fully embraced integrated pest management (IPM). No pre-emergent or herbicides are used on the turf. Healthy turf and proactive practices prevent weed growth. Mosquitoes are controlled with biweekly applications of rosemary, lavender, and vanilla oils, offering an eco-friendly solution.
-
At Klyde Warren Park, landscape isn’t an afterthought—it’s the priority. Our work is supported by proper budgeting (averaging $8/sq ft), a proactive a la carte repair system, and a proactive maintenance model. Repairs are addressed quickly, with decisions made in real-time to preserve the guest experience.
-
Klyde Warren Park demonstrates what’s possible when landscape excellence drives an urban space. Through partnership, innovation, and care, we’ve helped transform this engineered environment into a vibrant, beloved park that serves as a national model for urban green space.
