The original landscaping had plants that were struggling and the slope of the terrain back pitched toward the house which led to significant flooding the previous year.

The entire subgrade was regraded and lined with an impermeable rubber liner per the engineer's specifications. This created a real challenge in finding a way to build the patio as well as a significant challenge in planting as none of the roots were allowed to penetrate the rubber liner.

By creating raised garden beds, we allowed space for the root zones of the plants without compromising the integrity of the rubber liner. It also helped add vertical interest to the overall design.

One of the major challenges was the access to the rear of the property. the access was only through steep stepped paths in the front yard. Most of the material was brought up by hand and excavation equipment had to be lifted into the property using even heavier machinery.

The original lawn space in the rear of the property was never used by the owners and they were looking for a way to utilize the area to create a more appropriate outdoor living space.

By incorporating raised planter beds, flagstone patios and a hot tub, two distinct outdoor rooms were created to better utilize the space in the rear of the property.

A raised patio area with a hot tub was incorporated as a destination point in the back yard.

Existing flagstone steppers were reused to create a path from the patio to the master suite and around to the front yard.

The raised planter beds helped create a distinct division between the native hillside and the maintained landscape. However, many native and deer resistant plants were used, as deer foraging is a significant issue in the area.
