The greatest challenge was our requirement to service this property in it's entirety on Sundays. Due to the large amount of pedestrian traffic and the desire for a quiet campus these stringent requirements were put in place.

In addition of 1.3 million sq ft of St Augustine turf, there are sports fields, fitness trails, extensive common space including butterfly and healing gardens.

A very uniform appearance is required. On a site this large, that at times can be difficult. Turf, shrubs and trees must be properly maintained as a whole. Cycling maintenance areas or servicing in quadrants is not allowed.

Extensive parking lots with oak trees create leaf drop issues. Parking lot sweeping and cleaning is required weekly.

Extensive replanting with native plants, trees and ornamental grasses provided dramatic water savings.

Turf striping with a uniform pattern is required. The view from the buildings looking down on the landscape provided challenges when the turf stripes varied. The executives want to see uniformity.

All tree canopies must be maintained at the same level. This long range picture shows all tree canopies at 7 ft. There are 7,890 trees of varied species on this site.

Uniformity is key. Turf color, trimming, irrigation usage. All services must be uniform and performed when the site is vacant.

Large reflecting pools compliment the pristine landscape. The campus is the work place for 4900 employees daily.
