Since the outdoor social areas are used extensively the Maintenance Team schedules their work to ensure a safe working environment while people are present.

The residence cherish their outdoor areas so it is vital that the Maintenance Team ensures the success of the design with bi-monthly site inspections with the property manager.

The second outdoor social area is located on the rooftop of the parking garage. This creates its own challenges. The crews have to carry a 21” mower up a single exterior stairway from the parking area to mow the entire area.

Since the area is sitting on concrete floor, an efficient irrigation system is necessary to ensure the healthy growth of the garden. The Maintenance Team constantly evaluates the efficiency of the system based on weather conditions and plant health.

All debris from mowing and pruning must be carried down by hand. All the drainage inlets, especially along the roof edge, are inspected to ensure that all stormwater runoff is properly captured.

The Maintenance Team had to address the flaws with the original drainage system at the entrance. By introducing new inlets and creative transplanting the area is transformed into a beautiful entrance.

Another key area is the entrance off a busy four lane road. Through their monthly pruning schedule The Maintenance Team ensures the layering effect that helps screens the enclosed garage wall that is facing the road.

It is imperative that the Maintenance Team keeps a close eye on any pest problems that could diminish the health of the plant and aesthetics of the site.

Because some of the residence use walkers of wheel chairs, one safety issue that the Maintenance Team addressed was widening the walks with compacted gravel

Since some of the plant material is used to screen unattractive structures The Maintenance Team makes sure the heath and attractiveness of these plants is flourishing
